Rental agreements are essential documents that protect both tenants and landlords. A well-prepared contract prevents disputes and ensures a smooth rental relationship. Here are the key clauses that must be included in any rental agreement:

Rental Agreements

1. Identification of the Parties

  • Full names, national IDs, and addresses of both landlord and tenant.

  • For foreign tenants, passport details should be included.

2. Description of the Property

  • Exact address, parcel number, and independent section details must be stated.

  • Shared facilities (parking, storage, garden) should also be mentioned.

3. Rent Amount and Payment Terms

  • Monthly rent, payment due date, and payment method (bank transfer, cash, etc.) must be specified.

  • Rent increases cannot exceed the inflation index (CPI) under Turkish law (subject to latest regulations).

4. Deposit and Security

  • Landlords may request up to three months’ rent as deposit.

  • Deposits should be held in a bank account and returned at the end of tenancy.

5. Use and Maintenance

  • Purpose of use (residential, office, storage, etc.) must be specified.

  • Responsibilities for minor repairs and maintenance should be clearly defined.

6. Termination and Eviction

  • Contract duration, renewal conditions, and eviction scenarios must be clear.

  • Notice periods for termination should be specified.

7. Additional Clauses
